NEW INTEL A2 BUILDING

This project involved the construction of a 5-storey building on a 4,500 square meters lot adjacent to the existing Intel A2 Facility. The building, with a floor area of approximately 25,000 square meters houses Intel’s expanded manufacturing operations as well as other offices. A portion of its roofdeck is used as a canteen and multi-purpose area, while the basement services parking.

An early completion date influenced the choice of structural steel framing in the design of the building.

The power center is a 4-MVA substation located at the ground floor; while two standby gensets in the basement provided back-up power. The chillers and pumps of the central A/C chilled water system (1300-TR capacity) are likewise to be found in the basement, while the cooling towers are on the roofdeck.
RNFA provided a Feasibility Study and the detailed Engineering/Architectural design services which cover the following disciplines: Civil /Structural/Architectural, Plumbing/Sanitary, Mechanical (HVAC and Fire Protection) and Electrical (Power and Communication).

HADSYS PLANT

Primarily due to an expansion in their output, Hadsys Philippines Corporation, a sister company of Honda Philippines, decided to move out of Phase I of LTI and put up their own plant at Phase IV of the LTI Sta. Rosa, Laguna. This new warehouse type plant was built to handle the production on the air-intake manifold and the assembly of the air condtioning units for local vehicles as well as for export purposes.

The plant site is approximately 25,000 square meters. On the other hand, the building floor area covers 4,623 square meters. The building itself is divided into two major sections, namely: the production area (3,522 square meters) and the office area (1,101 square meters).

RNFA’s services for this project started from design conceptualization all the way up to the actual construction management. From the start of rough grading work up to the completion of the facility, the construction period took 11 months.

Gotoh Philippines Corporation, a subsidiary of the Gotoh Manufacturing Company, Inc. of Japan, is engaged in the production of lead frames for semiconductor products. This plant in Carmelray provides 5,107 square meters of production area, auxiliary facilities, a canteen and offices on a 2.2 hectare property.

GLOBE TELECOM MANDALUYONG MSC EXPANSION

This Host Exchange building is a three storey structure covering a floor area of 2,400 sqm. It was built in order to meet the landline needs of the Marikina area, as well as to cater to GLOBE’s cellphone group. The ground floor switching room serviced the operations of the said company’s landline group, while the one on the 2nd floor attended to its mobile phone department. And the 3rd floor serves as an office expansion for both groups.

RNFA provided A/E Design and Construction Management support.

DIC PHILIPPINES, INC. PRODUCTION & OFFICE BUILDING

On December 30, 2012, the entire Production and Office Building of DIC Philippines, Inc. (DIC) was damaged by fire. To continue with the business operations, DIC commissioned RN Ferrer & Associates, Inc. (RNFA) as A/E Design and Construction Management of the project.

The mission was to build a better facility with improved working and safety conditions as primary requirement of DIC.

BBDO GUERRERO OFFICE RENOVATION AND FIT-OUT

This Project brought together a team to undertake the design, construction, fit-out and commissioning of a new office for BBDO Guerrero. The said office occupies two quadrants at the 17th floor and the entire 18th floor of Frabelle Building in 111 Rada St. Legaspi Village, Makati City. Provided with a total floor area of 1,150 sq. Meters, the creative firm, BBDO Guerrero acquired a new home.

RNFA was engaged to provide project management covering design, construction and commissioning of interior finishes and engineering works, and fit-out of office furniture and appliances.

AAPI AREA 5 FACILITY

Amkor Anam Philippines, Inc. (AAPI) is a semiconductor company engaged in assembling electronic components. To expand their P1 Facility operation, they decided to convert two (2) old warehouse buildings with a combined area of 6,000 square meters into a 12,000square meter assembly/test facility. They doubled the total area of the said facility by adding a second floor.

A two-storey structure was added in front in order to house a lobby and some toilet facilities. Another structure was built at the back to serve as the housing of the power substation, chillers, and even more toilets. Subsequently, a two-storey annex was constructed along one side of the facility to serve as offices and the central lockers area.

RNFA provided total engineering and structural design services for the entire project and, in addition, the firm managed the construction for the central lockers annex and handled production fit-up. The success of this engagement led to more renovation, facility conversion and expansion projects for RNFA within the AAPI’s P1 Facility Compound.

MANILA EXCHANGE BUILDING M3

At the outset of this project, this four-storey building was in a sad state of disrepair. Eastern Telecommunication Philippines Inc. acquired and renovated it to house one of its three Manila Network Exchanges.

Designed by no less than National Artist, Pablo Antonio, the Art Deco architectural style depicted the country in the 1930’s. Despite years of neglect and unrestrained changes by previous tenants, the building facade and interior retained its original art deco character, emphasizing form as an expression of function. Thus, Eastern Telecoms decided to restore it to its full glory.

Tests were performed on the building to ascertain its structural soundness and floor loading capacity. Structural reinforcements were undertaken in some areas to ensure stability.

To compliment the original design, the existing intricate iron grill work, marble floor finishes at the lobbies and stairwells were retained and repolished. New windows and other architectural improvements were introduced only to reinforce the original design.

PHILIPS INTEGRATED CIRCUITS PHILIPPINES – IC Test & Assembly Plant

The project is the first semiconductor plant of Philips to showcase their “Factory 2000” concept, which aims to provide maximum flexibility and efficiency in manufacturing. Products are assembled, tested, and packed on the same floor through highly-flexible lines, with minimum work-in-process and handling during manufacture.

This world-class high volume IC assembly and test facility is composed of five major buildings: a 2-storey Production Building, a 3storey Administration Building, a 3-storey Warehouse, an Energy Building and a Waste Water Treatment Plant. It is built on an 8.27 hectare site with a gross floor area of about 36,000 square meters.

A 12.2 x 12.2 metre columnation on a 73.2 x 122.0 metre footprint, gives the 2-storey, steel framed production building utmost flexibility for equipment layout. This, coupled with a well planned utilities layout, makes it specially adaptable to frequent equipment relayouts.

RNFA provided project management, covering total engineering and architectural design as well as construction management services. The project was substantially completed in seventeen months with beneficial occupancy for the 2nd floor of the Production Building by the 13th month.

Monde Nissin Sta. Rosa – Noodles Plant

This project is a noodle manufacturing plant with a floor area of 24,600 square meters. It was built on a vacant lot inside the MNC compound in Sta. Rosa, Laguna.

The plant was designed to ultimately house 12 noodle lines. It is a 5-storey building with the main production area located at the ground floor. It includes a two-level automated packaging area on one end of the building, a warehouse above it for the storage of packaging materials and a helipad at the roof top. The administration offices are at the lower ground together with the QA laboratory, the R&D area, the kitchen/ dining area, and the locker rooms/ toilets for the plant workers.

RNFA provided total engineering and architectural design as well as construction management for this project. Including earthworks, the construction took about 15 months.
